Project Summary: Edgewater Harbor is a Planned Unit Development located 7.7 miles south of New Smyrna Beach on US 1 in Edgewater, Fl. The project is permitted for 416 Condominium Units as well as 100,000 sf of Commercial/Retail/Professional space. The commercial space will be made up of:
- 60,000 sq.ft./dry stack marina with 330 dry slips
- 3,000 sq.ft. ship's store
- 2,000 sq.ft. smoking bar for slip owners
- 10,000 sq.ft. restaurant
- 15,000 sq.ft. of assorted shops
Roof and Rack will design the dry stack marina and we will build it jointly.
*There will be 150-25' slips, 75-30' slips and105-35' slips.
The final general permit for the multi family units was issued by St. Johns River Water Management on 2/7/08 and copy is enclosed. St. Johns Water Management on 6/16/08 published the intent to issue the marina permit.
Edgewater will feature Key West style 3 story condominiums (2 stories over parking). The Condominiums will be one of two offerings; the Key West with 1,441 liv.sq.ft./2,609 gross sq.ft. and the Malibu with 1,953 liv.sq.ft./3,264 gross sq.ft.
